Versatile Real Estate Solutions was formed in 2015 as Owner/Principal Scott Ridgley began assisting multiple owners resolve priority issues accross their commercial real estate portfolios. Scott has set up a platform where he can provide sophisticated and dedicated support to his clients, when and where they need it. With this arrangement, Versatile Real Estate Solutions delivers measurable results to its clients on a monthly and annual basis.

Below is a summary of Scott's career and background over the past 25 years;

2015 - Present: Asset & Portfolio Management (Versatile Real Estate Solutions)

Manage and direct nationwide commercial real estate portfolios up to 6 million square feet. Responsible for all aspects of portfolios, including financial performance, day-to-day operations, asset management, property management, leasing, construction, development, and legal. Asset types include Retail, Multi-Family, Office, Medical, Industrial, Mixed-Use and Residential. Work closely with Senior Executives to prioritize key issues and optimize performance of assets. Manage and coordinate acquisitions, dispositions, and refinances. Negotiate lease transactions across portfolio, including leases with large national and regional tenants. Supervise and direct property management and leasing teams (in-house and third-party teams). Manage high-dollar construction, development, and tenant improvement work. Resolve high-level property management and tenant-related issues across portfolios.

2008 - 2014: Vice President - Asset & Portfolio Management (Dylan Investments)

Managed and directed a commercial real estate portfolio with a combined value of $300 million. Portfolio included retail shopping centers (CA, NV, GA, FL), multi-family apartment complexes, large medical and office buildings, mixed-use properties, and a pool of 150 single-family homes. Responsible for all aspects of portfolio including financial performance, day-to-day operations, asset management, property management, leasing, acquisitions/dispositions, financing, construction, development, and legal.

2005 - 2008: Vice President - Acquisitions, Asset Management (Pacific Star Capital)

Responsible for supporting Principals in all aspects of acquisitions, dispositions, asset management, development, and financing. Assisted in the acquisition and disposition of eight separate properties with a combined value of $200M. Directed three separate redevelopment projects involving entitlements, site planning, ground-up development, project management, construction oversight, and re-tenanting. Originated key business relationships with national retailers.

1993 - 2005: Director of Operations (Oakwood Worldwide)

Consulted regularly with senior executives to assess the overall operations and financial condition of this $450M company. Portfolio included 50+ 400-unit multi-family properties nationwide (20,000+ units). Proposed strategies to improve net profit and properly manage assets and staff. Provided specific business, market, and operations planning. Linked senior management to field personnel. Established and monitored complex annual budgets for 50+ nationwide properties and offices.

1991 - 1993: Certified Public Accountant (Deloitte)

As a Certified Public Accountant (CPA), consulted with high-profile companies, evaluated their financial condition, and recommended strategies to improve net profit. Prepared financial statements and parent company reporting packages.
